Thirty kilometres of coastline stretching south from Athens, from Faliro to Sounio, have been quietly remaking themselves for the past decade. The Athens Riviera is no longer a local secret — it is one of the most closely tracked real estate markets in Southern Europe, and the pace of change there in 2025 and 2026 has accelerated in ways that anyone watching the market should understand.

The catalyst, above all others, is the Ellinikon — the €8 billion transformation of Athens' former international airport into a mixed-use city district, with 800 villas and residences, hotel complexes, a 200-metre tower, a casino, a marina, and a coastal park. Full completion is projected around 2037. But the pricing effect is already happening now, and the coastal strip from Glyfada south through Vouliagmeni and down toward Vari is seeing it most acutely.

The Ellinikon effect: what it means for property values

The Ellinikon sits between Glyfada and Voula — at the heart of the Riviera strip. When a development of this scale and ambition enters a market, it doesn't wait for completion to change prices. The planning certainty, the brand associations (Marriott, Waldorf Astoria, and other international hotel groups are committed), and the infrastructure investment that follows all feed through into the surrounding residential market immediately.

Average prices per square metre in the Attica region (which includes the full Athens Riviera) are now running at €4,000–€8,000+ for prime coastal positions, with penthouses and sea-facing villas at the higher end of that range commanding significant premiums. Properties within visual proximity of the Ellinikon site have seen some of the strongest price appreciation of any micro-market in Greece over the past two years.

The corridor: Glyfada to Sounio

01

Glyfada

The most established and accessible part of the Riviera. Strong local infrastructure — shopping, dining, marina. Consistent rental demand from corporate tenants and affluent Athenians. The most liquid sub-market on the Riviera.

€3,500 – €5,500 /m²
02

Voula & Vouliagmeni

Moving south and up in prestige. Vouliagmeni in particular has a reputation as Athens' most exclusive coastal address — private beach clubs, the Astir Palace (now a Four Seasons), a genuinely rarefied feel. Liquidity is lower; quality at the top end is significantly higher.

€5,000 – €8,000+ /m²
03

Vari & Varkiza

South of Vouliagmeni, pricing more accessibly for quality property. Growing appeal to buyers who want Riviera access without paying Vouliagmeni prices. Still within the €800,000 Golden Visa zone as part of Attica.

€3,000 – €4,500 /m²
04

Saronida to Sounio

The further south you go, the more the price and the volume drops. These areas attract buyers who prioritise complete quiet and proximity to the cape's famous temple. Limited services; suitable for buyers who know exactly what they want.

From €2,500 /m²

Golden Visa and the Athens Riviera

The entire Attica region — which encompasses the full Athens Riviera from Faliro to Sounio — is in Zone A of the Golden Visa threshold structure. The minimum is €800,000 for a single residential property of at least 120 square metres.

At the price per square metre levels prevalent on the Riviera, €800,000 typically buys you 130–200 square metres of quality property depending on location and condition. That puts a solid two-to-three bedroom apartment or a smaller villa with sea view within range of the threshold. For buyers whose primary objective is the Golden Visa, the Riviera is worth considering alongside more affordable qualifying areas — because at this price point, you are also getting a property with strong capital growth credentials and, as a separate property, meaningful rental potential.

Rental market: what to expect

Athens Riviera — yield & nightly rate snapshot
2026 · gross / peak
Peak summer nightly rate premium apartment, sea view
€400 – 800
Long-term gross yield corporate / diplomatic tenants
3.5 – 5%

The Athens Riviera has a dual rental market. Short-term rental demand is strong in summer — Vouliagmeni and Glyfada attract affluent Athenians and international visitors seeking coastal access while maintaining proximity to Athens. Nightly rates for premium apartments with sea view can reach €400–€800 in peak season.

Long-term rental demand is consistent year-round, driven by corporate tenants (international companies and expats stationed in Athens), diplomatic staff, and a growing cohort of digital nomads and remote workers who want Athens Riviera access on an annual lease. Long-term gross yields typically run at 3.5–5%, lower than island tourism properties but with significantly lower management overhead and year-round occupancy.

Reminder — Golden Visa rental rule

Golden Visa properties are prohibited from short-term rental platforms under the 2024–2026 rules. If rental income is part of the plan, structure the Golden Visa holding and the income property as separate assets.

The Riviera is not a market for passive buyers — the range of micro-markets, the Ellinikon effect, and the gap between what's genuinely good stock and what's priced on the Riviera name requires careful navigation.
